Why condo leaks are different
Ontario condo corporations insure the building and the "standard unit", while each owner insures their own improvements, contents and liability. Many corporations can also charge their insurance deductible back to the owner whose unit the water came from. That makes the origin of the leak — and clear documentation — central to every condo claim.

We call security or management to isolate risers if needed and get access to the source unit and every unit below it.
Find the origin
Moisture mapping across units shows where the water started. The origin unit matters for who pays, so we document it carefully.
Extract & protect
Standing water out, contents moved or blocked up, and hallways or common areas protected from further damage.
Dry each unit
A drying plan per suite, with daily readings logged separately so each owner and each insurer has their own clean record.
Restore to standard unit
We rebuild to the building's standard unit and clearly flag owner upgrades (betterments) that fall to the unit owner's own policy.
Condo Water Damage questions
Who pays when water comes from the unit above my condo?
It depends on your condo corporation's declaration, bylaws and insurance, and on where the water originated. Generally the corporation's policy covers the standard unit, your own condo policy covers your improvements and contents, and some corporations charge their deductible back to the owner of the origin unit. We document everything so each party can sort it out quickly.
Can I hire my own restoration company in a condo?
For your own unit and improvements, usually yes. For common elements and the standard unit, the corporation or its insurer typically decides. We work with management either way and keep everyone informed.
How long does condo water damage take to dry?
Most suites dry in 3 to 5 days. Concrete slabs and hardwood over concrete can take longer. We give management and each owner daily readings until everything reaches dry standard.
Do you work in buildings with strict work hours?
Yes. We follow each building's rules for elevators, noise and access, and plan equipment placement and visits around them.
