Why GTA Basements Flood — and What Actually Prevents It

We see the same handful of causes over and over in Mississauga, Toronto, Brampton and the rest of the GTA. Here's what they are, how to tell which one you have, and the fixes that make the biggest difference.

1. Sewer backup through the floor drain

During intense rain, municipal sewers — especially older combined systems — can fill up and push water backward into basements through the lowest drain in the house. You'll see dark water coming up out of the floor drain.

Fix: a backwater valve installed by a licensed plumber, with a permit. It lets water leave your home but closes when water tries to come back in.

2. Overland water

Water flowing across the surface that gets in through basement windows, window wells, doors or cracks. Common on lots where grading slopes toward the house.

Fix: regrade so soil slopes away from the foundation, install window-well covers, and make sure driveways and walkways drain away from the house.

3. Downspouts and foundation drains

Downspouts connected directly to the foundation drain (or dumping right beside the wall) load the soil around your basement with roof water every storm.

Fix: disconnect downspouts and extend them at least 2 metres away from the foundation, onto a surface that drains away. Several GTA municipalities require or subsidize this — check before you start.

4. Sump pump failure

Many newer GTA homes rely on a sump pump. Pumps fail from age, a stuck float switch, or a power outage in the middle of a storm.

Fix: test the pump every season by pouring a bucket of water into the pit, replace it every 7–10 years, and add a battery backup or a water-powered backup pump.

5. Plumbing failures inside

Water heaters, washing machine hoses, and supply lines all have a lifespan. A burst washing machine hose can release hundreds of litres in an hour.

Fix: braided stainless hoses, a pan under the water heater, and a smart leak detector with an automatic shut-off valve.

6. Foundation cracks and seepage

Slow seepage through cracks usually shows up as damp spots, efflorescence (white powder) or musty smells rather than a dramatic flood.

Fix: crack injection from the inside for isolated cracks; exterior waterproofing for widespread issues.

Municipal help

The City of Toronto has a Basement Flooding Protection Subsidy Program, and other GTA municipalities have run similar programs for backwater valves, sump pumps and downspout disconnection. Program details change, so check your city's website for current eligibility and amounts.
